Landscape Island Enhancement Project

The Lakeline Square Board of Directors recently met for a final review of landscape enhancements previously discussed. By a unanimous vote, the Board approved a proposal for enhancements to all landscape islands. A letter to the community detailing the approved project was sent to all members of the COA, and is available to view here.

2019 Annual Meeting

The Lakeline Square COA will hold its 2019 Annual Meeting on Thursday, April 11th, 2019 at the Colby Property Management office in Leander, located at 204 Bagdad Street. Registration opens at 5:45pm, and the meeting itself will call to order at 6:00pm. A Notice of Meeting packet is available to view here.

If you are unable to attend the meeting in person, please be sure to fill out the proxy form and return it by USPS mail, email to Manager@ColbyHOA.com, OR give your completed and signed form to another member to present at the meeting.

Board Letter Regarding Landscaping

Landscape islands or 'front yards' have recently become a topic of conversation between residents, the Board of Directors, and the management company. In an effort to provide everyone with clarification on this matter, the Board composed a letter to the community which is available to view here. 3/1 UPDATE: Roofing Job Rescheduled

The latest weather forecast indicates the temperature on Monday will be too cold to work on the roof. It has to be above 42 degrees to install composition shingles or the asphalt in them will crack when the nail goes through them. The job is now scheduled for Tuesday and Wednesday. Hopefully the weather will cooperate!

2/26 UPDATE: Roofing Job Rescheduled

Due to the wet weather some areas are experiencing today, along with the weather forecast calling for more precipitation later this week, the roofing job (building 8) has been rescheduled to start on Monday, March 4th. Please check back periodically as any changes to the project schedule will be posted here.


February, 2019

Roofing Work Scheduled - Building 8

On Wednesday, February 27th, a roofing project is scheduled to start on building 8 ONLY. The roofers will arrive around 7:30 in the morning. This job is scheduled as a two day job, but may require an additional day for cleanup of debris.

Please do not park in the driveways associated with these units as debris will fall from the roof. We suggest building 8 residents who park their vehicles in the garage, consider parking elsewhere to avoid delays exiting and entering the unit. All personal items around the exterior of each unit should be moved to a safe location in order to protect your property from accidental damage. We recommend that loose or breakable items on interior walls and shelves be temporarily removed, as vibrations from hammering may cause these items to fall off.

Roofing Repair Notice

On Thursday, January 24 th, a vendor will preform a tune-up on all roofs throughout the community. This service is to re-seal around pipes, collars, and flashings, in addition to a limited number of shingles replaced. The vendor expects same-day completion of work on all buildings.

We ask that you please make sure any patio furniture, potted plants, and other items are moved to a safe distance in order to allow free access for our vendor and protect you property from accidental damage. The vendor, Association, and management company are not responsible for any incidental damage to personal property as a result of this service.

Workers hammering on the roof will cause vibrations in interior walls and ceilings. Although rare, this may cause loose or breakable items affixed to the wall or on shelves to fall off. It is suggested that these items be removed before work begins.

Rental Cap Amendment passed

At the Special Called Meeting of May 25th, 2012, the ownership of the Lakeline Square COA overwhelmingly approved the sixth amendment to the Declaration, also known as 'the Rental Cap'. The vote was 53 to 2, which exceeded the minimum number of 46 votes needed to approve the Rental Cap. The amendment will be filed and it is anticipated that a Lease Warning will be called upon filing the amendment with the county clerk.
